The New House-Living Room

Hi everyone, remember me? I didn't die in a reno related accident, I've just been procrastinating...and I'm not sure why? Let's talk it out! The house has been kinda done for a few months but in my head it's never really done. Maybe because with this house I know we'll be here for a long while so I'm in no rush to finish all the projects at once? Maybe because with this house it isn't such a dramatic before and after? I mean the house needed to be updated but paint and popcorn ceiling removal don't make for truly jaw dropping before and after photos. 

When I look back at the starting photos, the house now feels so much lighter, brighter and modern. It's also starting to actually feel like home and not someone else's house we just bought. I've tried to be a bit more restrained in my choices (well as restrained as I can be) and have gone with a more muted palette. Whew, okay, still there? You probably just want to see the pictures-right? Let's start with the living room and then fingers crossed I'll do a weekly before and after of the other spaces. 
As you can see in the real estate listing photos the former owner had been using this room as a formal dining room. I've said it before but for us it seemed excessive to have an eat-in kitchen and dining room. I may also have a chair hoarding problem so having two sitting rooms was the perfect solution. 

If we rewind a bit, I'll show you what the room looked like on the night we got possession. These photos more accurately show just how beige the whole house was. It also shows just how beautiful that old light fixture was, I'm kicking myself for not keeping the spaghetti monster light! If you look really closely you can see the grey outlets too. Chad had to change out every single one of them. He had a lot of fun doing that. Not only did we change every single outlet but also every single light switch and light fixture in the entire house.



Below you'll see what the living room looked like after we had painted everything white and Chad had created and installed a new light fixture. You also get a little peek into the kitchen/dining room.


Ahhh, so fresh and bright. As I was thinking up a source list I realized that the only thing I can give you a source for is the paint on the feature wall, Sherwin-Willams Eclypse-which in itself is a story-one in which the very patient Chad put up with my deliberations for days. Before we get to that, just so you know, all of the items in the living room are either vintage/second hand things we already had, borrowed from my sisters stash (thanks Caitlin for storing your stuff with me!) or a few new accessories from HomeSense

The Persian rug may just be my new BEST EVER Kijiji/Craigslist find! Guys, it was $40 and it's huge! The man selling it seemed to be clearing out a hoarders house and felt bad he was even charging $40. He kept asking if I wanted to buy the new ugly polyester rugs he had. I've never seen a wool rug this large and detailed for under $300. Okay, enough about my score and back to my paint trauma. 


If you look back on my post HERE you'll see several mood boards that do not include this green colour. My original thought was to maybe use this colour on the kitchen cabinets . I had planned to leave this room entirely white and then down the road incorporate wall paper or panelling or something. What I hadn't realized was just how cream coloured my grandparent's vintage sofa was. The moment the movers brought it in I had a panic attack, texting Chad pictures of just how much it clashed. I knew I couldn't paint the entire room because a majority of the walls flow into the other rooms. I also knew that for the time being I had to use this sofa. After much deliberation (I can be a drama queen) I realized this would be a good time to test out various army/mossy greens. A feature wall is always an easy way to change things up as the mood strikes me and I've always been drawn to the colour green. Although, after painting the entire house I don't think that mood will strike me for a long time. I love that with all the neutral pieces in the room I could just change the wall colour and a few accents and have a whole new colour scheme. 


Our living room now holds the bedroom set and family room set from my grandparents. Their side tables and dresser are now our sofa tables and credenza. I wasn't sure if it would be too much teak but then I remembered there is no such thing as too much teak. The lamps were given to us by friends of my parents and updated with simple shades from-you guessed it-HomeSense. 


Along with painting out all the wood banisters, I also made Chad take down the doors to the "solarium/balcony/room to nowhere." It opened up the room and most importantly allowed a chair to be placed there without a door opening onto it.


The metal starburst (that belonged to my other set of grandparents) use to hang over the credenza in our old house is now over the sofa and looking right at home. I love how I had a chance to mix metals in this space and plan on carrying that into the kitchen as well. I also like how the teak and the copper read as a similar colour palette. 




Please ignore the half taken apart doorbell in this picture. If anyone knows of an attractive wired doorbell chime please send the link my way. I thought I could just take it down and replace it quickly but all the options are just as ugly! They are still selling the same one I took down that I thought was definitely from the 80s. 



The circus print was given to me by my parents. They brought it back from New Orleans a few years ago but I only recently got around to framing it. I feel like this area has a bit of a circus, natural curiosities theme going on with my Mexican tiger mask and the vintage tin monkey wind-up toy that has been a stocking stuffer gag passed around my family forever. Again, everything is reused from the old house with the exception of the trio of blue vases from HomeSense.



The view from the landing/loft area. I'm glad I went ahead and painted all the banisters out even though we'll eventually be replacing them for some kind of modern metal/wire ones. I'm also really happy with how Chad's light fixture turned out. I had originally wanted it to be black but copper is now my new best friend!

Surprise, we moved in early and this is my new living room! I wish...this stunning room is a sneak peek from Emily Henderson's new book Styled. It is a room designed by another one of my favourite designers-Jessica Helgerson. If someone would like to buy either the book or all the items in this room for me as an early Christmas present it would be much appreciated. I found this on Domaine.com and knew right away it was pretty much everything I'd like in our new space- I mean it already has my hanging fireplace! 

Back to reality... for all of you who asked if we had moved into our new house yet-NO! We don't move in until December. I can see how you would be fooled though. It's not like most people would start making floor plans for a house they won't move into for two months. Also, for those of you interested in the DIY instructions for the lamp/chandelier I talked about in my last post...there are none right now. Chad is working on it and has promised to write out detailed plans if and when the light comes together. Good thing he has two months to figure it out. 

What I've been working on is a floorplan so that I can easily move our furniture in right away without making Chad carry sofas up and down stairs three or four times. Don't worry I have never actually made him do this but let's be honest it isn't above me. Here is my little doodle to show you how the current owner has the main area laid out. I don't know why you would want a huge eat-in kitchen area, a huge dining room and then a super tiny living room but I also don't know how a grown up could live with that red futon.



So here it is! I love my floor planning program because you can easily play around with your furniture to see what will fit where best. I realized right away that our large black leather sectional sofa was not going to fit in either room. Luckily it comes apart in two pieces and we also have a matching leather chair. The black sofa in the "family room" is the chaise section of the sofa and the chair pushed together. I think for the time being it will make a cozy corner near the fireplace. 


The white couch in the living room was my grandparent's couch we had in our old basement. I'll add our marble coffee table in there and the pink chairs are the tub chairs I may or may not reupholster. I happen to have quite a stash of chairs so I could switch them out until I save up enough to get them done. In the kitchen I added a large dining table since there is plenty of room. We don't actually have said large dining table so this is potentially another project to add to Chad's list. I'm also looking for something to put beside the dining table like a buffet or hutch or maybe one of the "fauxdenzas." Other then that, I'll be reusing a lot of our older pieces. The yellow over-dyed rug in the living room will actually be our black and white striped Ikea rug. 

Now to figure out what we're going to do with the kitchen and the floor in the upstairs bedrooms. I think the red carpet was chosen to match that red futon I'm so fond of. Plans for the New House

Hello all and welcome to what promises to be the beginning of a very thorough plan on how I hope to decorate our new house. We move out and hand over the keys to our old house next weekend and then put all of our things into storage and move in with my very gracious parents until we get our new house at the end of November. I have almost three months on my hands to sit and stew and re-arrange floorplans and moodboards-which is both terrifying (for those around me) and delightful as this is my favourite part-the what could be phase! In the what could be phase it's often hard (at least for me) to be realistic about budget. I want to get everything done right away and I want it to be a chance to make everything new!

Here is our my list of things that need to be done right away and things that I want to do over time:

Boring things that we need to right away:
  • Roof and windows (this to me is so boring, I guess windows are more exciting than a roof at least there are things to consider like frame colours-which I'm sure is the more expensive option)
Things that I think we also need to do right away because they are crimes against design:
  • Popcorn ceilings
  • Remove red wall-to-wall carpets in bedrooms and find temporary flooring options
  • Remove plastic wood-grain closet doors in bedrooms
  • Do something to the kitchen to take it out of early 90s 
Things that I admit do not need to be done right away:
  • Continue hardwood floors upstairs and maybe into kitchen
  • Remove wood railings and replace with glass panels or metal railings
  • Redo all of the bathrooms
  • Replace wood burning stove with a cool hanging modern pod fireplace and replace tile surround
  • Probably this is the place for the kitchen redo 
I think I'll save the kitchen for a post of it's own because well, it deserves it in all it's 90s glory, and even thought the pictures of it make it somehow look nice, it is NOT. 

Back to the overall plan, the not boring part... Chad and I had been stalking looking at a few homes in the area of our new house. We visited an open house of a similar model and I did not really like it. The house hadn't been opened up like ours and the owners had added all these extra tiny rooms-like a kids loft (which I'm sure the cats would have loved). I happened to get my June copy of House & Home Magazine and saw the 70s split-level renovation of Jill Kantelberg's house. It was everything I wanted my grown-up house to be: neutral, lux, curated and interesting.

I mean how does one even get to be an antiques expert? It sounds like the kind of job you imagine for yourself as child, after you've already scratched off marine biologist! After I drooled over these photos for awhile, it changed my mind about the house we saw and opened my eyes to the potential it had. When our new house came on the market it was easy to say yes. 

Fast-forward to today and I went searching again for these images. I still have to agree that it is stunning but I just don't know if I'm a subtle colour person. I mean look at the images of my old house-not subtle. As much as I'd like to start fresh with all new white, taupe and beige furniture I couldn't afford to and I'm not sure that it wouldn't bore me after awhile? Looks like I'll have to work with my existing pieces at least for the time being. This doesn't mean that I can't still pull inspiration from the fabulous stair railings, the light fixtures, the art work and the hits of black. 



The above sofa, coffee table and rug will stay. The new house has an interesting layout so we're going to have two living room spaces. This means I'll be using the retro sofa and chairs that were in our basement and probably pulling another rug from somewhere. The room that is currently being used as the dining room will be a living room since the eat in kitchen is huge and the smaller room near the wood stove will be a cozy second sitting area. 






I'll save you the floorplan and moodboard for another post, lord knows I enough time and ideas! Given that I'll be using my existing furniture, here are a few perhaps more realistic inspiration images for someone like me who loves colour.

It's always so helpful to pull inspiration images. Sometimes you know what you want but just don't know you know it, if that makes any sense? As you can see I have a definite love of boldly coloured chairs. With a neutral sofa and rug (yes, I call a black and white striped rug neutral), this should be a fun decision as to what colour to reupholster the tub chairs. The next steps are to narrow down my choices, review the to-do list with Chad (i.e. inform him of his projects) and start working on a floorplan and a moodboard to see how all my choices will tie together. First though I have to work on moving and saying goodbye to our first large-scale reno project-wish me luck!

When Chairish contacted me and asked if I wanted to take part in an activity that would require me to browse through their site (which I already do), pick whatever I wanted (which I wish I could do) and then create a style board (which I love doing) that highlights bright,bold colour- of course I said yes!

If you don't know what Chairish is then you're either one of those lucky people who gets to jet around the world and frequent antique markets all day (and I hate you) or you're someone who has hours and hours to search through Craigslist and doesn't mind dealing with the hassle of picking things up from sketchy locations and questionable people. If you haven't browsed through Chairish's curator approved, online market for vintage and used furniture then you are about to get lost down an amazing rabbit hole of goodness-thanks internet!

I was asked to pick from a selection of vintage rugs and then design a room around that rug. I picked the brightest and most colourful one.


I know what you're thinking, because it's also what my Mom said when she first saw it, "ummmm... well, that's interesting. It looks like a rug for a kindergarten class." 

To me it immediately had the potential to be the centerpiece of a vibrant, jewel toned room that was part Mid-Century Modern, part 70's glam and anything but juvenile.

I loved how this room came out! What do you think? Could you be convinced to walk away from a boring, bland neutral room into a jewel box of a space like this? It just feels so happy to me. I'm very tempted to get rid of all our furniture in the move and just buy everything on my Chairish pinterest board (don't read this part Chad). 

I pulled all the colours in the room from the rug, added just enough white accessories to not overwhelm the space and refrained from using any pattern apart from that amazing grasscloth wallpaper- also found on Chairish! If you're not quite ready to leap into the deep-end of colour, why not take a few small steps and try one colourful piece like a rug and then keep all the other pieces neutral? Or pick a bright couch and then keep the rug neutral? I know you've often heard the rule about keeping larger pieces neutral but sometimes that's just boring. Look at how many colour combinations you could pull from this rug or even from the couch.
